How do I find out if a foreclosure house sold at auction? Is there a website I can check, or is there a special website only realtors can check?

Your local County Trustee or Registrar of Deeds in the county in which the property is located can tell you who the current owner of the property is. If the property has sold at auction or transferred any other way the deed will be recorded if there has been a recent sale of the property or who is the current legal owner of the property including any lein holders. This information is public record in the state and county in which the property is located.

Checking this information is easily done on-line through the local court house records or local Registrar of Deeds with a correct property address or map/parcel number. Another way is to call the auction company selling the property or the listed lein holder who has foreclosed on the property and ask the sales status of the property.

propertyshark.com is a good site for data with quite a bit of detail, loan information, etc.

Depending on how fast you want the information after the transaction occurred, sites like redfin, zillow, etc will have the sale date/price data too.

In AZ it's the County Assessor's office or the County Recorder. Recorder's office has it as soon as the transaction happens then the Assessor catches up shortly after.

Oh I dunno. Around here it's like finding an auction. Everybody has a good story about how they bought something cheap at an auction, but finding one listed somewhere without having to pay for the information? It might be out there, but where do you FIND it?

Same thing with foreclosures. There's stories of guys who got a good deal, but the one realtor I knew personally used to get all the foreclosures first hand, and he bought a lot of them up before they even reached the market if they were good enough for him to try and "flip". Even the propertyshark.com website listed by the poster above wants you to "sign up" as soon as you enter the county you're looking for which to me, reaks of wanting you to pay for something. Then there's the fact that I don't see a "Browse" option anywhere. They want you to know the address of the property ahead of time.

Not saying the deals aren't out there. Not saying the information isn't out there, maybe even for free. But they're sure not putting it out there where it's easy to find.

Toddski, don't get all butt hurt! You know the RE data industry has come a very long way in the way of transparency and allowing the public to see stats as they are, not manipulated like they are on most MLS's.

Two different discussions here. The best deals are at the court house steps at the Trustee sale. However, you are rolling the dice and will eventually get burned. No title insurance is offered here and normally the bank has a limited deed. Meaning a previous owner could make your life miserable.

As far as whether a house sold at the steps, the recording office would be the first chain of command.

No hard feeling man, most Realtors do suck. LOL

I don't know how other states handle the courthouse steps sales, but I have been to a few here and most there are very well prepared and are educated on what they are doing. It is very much a roll of the dice, but you can definitely score big.

Realtytrac.com...what state are you looking to purchase in?

I typed that in, and the automatic search filler wanted to add "scam" onto it. So I clicked on that combination, and there's lots of people saying they were charged even after canceling their membership, and/or were charged other services not rendered. I'd be very leery of signing up.

Doesn't Realtytrac and those other sites just pull the info from public record sources like the county recorder or assessor? Why pay for what you can find on your own with a little digging.

Thanks for all the responses. I got what I needed from your responses and one EXTREMELY helpful member who had the correct California info for my needs. That's why I love this website. Somehow, with all the garbage websites out there on the net, we have a bunch of extremely helpful people here at P-T.com.
