I am officially a proud garage owner!

Oh, yeah, there's a house attached to it too, but that's for the dog and the old lady.

The important part is the three car, fully finished garage! It's nothing but a bunch of empty space at the moment, but plans are afoot for bringing in some 220v from the main pannel for some dedicated outlets for both a welder and my new compressor. I'm still deciding if I should go with a small A/C unit or just evap cooling for it, any opinions? This is AZ after all.

The slab is post-tensioned so I won't be able to drill it without major expense in having the slab x-rayed so I don't hit a cable, so no two post lifts are in my future. I have a request in with the city for the blueprints so I can see if there's any extra load capacity available in the trusses for a hoist, if not I may just look into a four post supported I beam hoist. Should cover any of needs.

We got the house for practically a song and a dance, so it does need some work(99% cosmetic) so that will consume the budget for a couple months, but hopefully there will be a new project thread to go with my new garage sooner rather than later. I'll get pics up tomorrow if anyone is interested.

Ok, I'm done tooting my own horn now, back to business.

      EDIT: 200th post too!

Feels good, doesn't it? I just moved house and I'm in the middle of extending my garage area to form a workshop and parking for the project.....lots of fun planning on how to get the best out the space.

It'll feel good when it's all done and I can enjoy it. Getting everything cleaned up, repaired and modified and painted is going to make the next couple of weeks rough, especially considering I work graveyard and weekends, but once we're settled it's going to be great.

go with the A/C unit. The evap units won't cool like the A/C.

I just moved in to my first house last week...but the garage was the big thing I wanted.

I've got the cars & the compressor in already, but I still need to build a workbench and put in a sink...and a heater for the winter...and fluorescent lighting so I can actually see...and...

I can see already this garage will be just as much of a project as the cars inside it.

      Congrats to both of you!!

I built a few PT slabs about 10 years ago and dont remember the cables running through the garage floor so double check that.

One of the first things I did, out here most of them are PT. I had one lined up previously that had the garage completely hanging off the front of the house and it wasn't PT under the garage, but this house has the garage under the main roof line, so it is PT as well. I think I'll make do with a heavy hoist, but the engineer(buddy) got back to me this afternoon, according to the letter of the law(code) the joists have barely enough extra capacity across the two car area to hold up the I-beam, let alone the dolly or anything I would lift, so it looks like it'll be a four legged hoist system, though not for a while.

Got a picture of the front of the house. Spent all day out at the house waiting for utility companies to show up and trying to sort our the TV and telephone pre-wires in the house. Looks like I'm gonna need to do a lot of work on it, but I at least have the VDSL line into the house sorted out. I also found that the telephone line into the kitchen was burried behind the sheetrock, apparently they just forgot to cut out hole for the box and drywalled right over it, lol.
