      40x60 Shop/Loft

      Hey guys,

      So I'm going to be breaking ground on my shop here in the near future and I was wondering if you guys have any info./experience with this? I have bought regular "single family" real estate before as well as just "bare land" but I have never actually built before from the ground up... I'm kinda nervous about he whole thing due to the unknown variables that come up in the process from time to time.

      Nonetheless, I have a half acre here in the Portland area that is perfectly flat and suitable to build my shop on.

      What I'm looking to do is build my shop (40x60) with a lofted living quarters (30x40). Tall eaves with RV doors. Not "pole barn" style, I'm planning stick built.

      -Do any of you guys have something like this? Pics would be awesome!!
      -Where do you find plans for something like this? I've looked all over the net and can't seem to find "exactly" what I'm looking for....? You guys know of any links to a plan such as I'm looking for?
      -Any suggestions of things to look for in my search of a plan?

      Any help would be appreciated!!! Thanks guys

      heres a link to my shop with living space above, shop specs are 50x50, a 10x50 side, 30x50 clear span in the middle and 20x50 for spraybooth and finish bay.

      built myself, used 90% length dormers to give great space and add character(upstairs is 30x50), however in a residential mortgage setting you wil only get about 60% of the commercial value in an appraisal as no normal person needs that kind of shop space.fyi

      cost me 175 ish, but i did everything but concrete and insulation, i mean everything, seeptic system, dirt work, underground power , everything. would be 300k plus if you contracted entire job out
      generally its 110-125 per sq ft living space and 70-85 per sq ft of finished garage space, you do the math on 3000 sq ft shop and 1500 sq ft living.

      Syborg: Thanks for the link. I was actually playing around on there before bed last night ;) Lets of great information with tons of nice shops to look at. I'm thinking maybe I'll just have an architect draw something up for me??

      Found this on Eplans.. This is more like what I was thinking. I want something that is easy on the eyes from the street due to it's location. I really like how the upstair is mostly open too!! This is a front runner for sure.. I'd have to have it redesigned to 40x60 but that can't be THAT expensive... Is it? What you think?

      heres mine.......1800 sq ft.....12 ft cielings......stick built.......nieghbours think it looks great....... thought about putting living quarters in it for about 10 minutes......if someones living there (family or not) I cant work in there late at night , gotta watch making a big stink with paint/chemicals etc, cant sit out there and drink and BS with my buddies, gotta watch making noise with air tools/ hammers etc......cant let it be a garage which is what I built it for in the first place.....doug

      That's a nice layout. I would agree that 40x60 would be much better. Maybe even take the 'exercise' area and make it another bay/machine shop area/paint booth/lounge with a bar & open to the shop?

      That's exactly what I was thinking myself... I figured that when I pushed the building to 40x60 I would add another garage door (so there would be three in the front) and then turn that excercise area into more shop space, the metal fab area, tool crib, or whatever......the lounge with a bar is going upstairs

      The only one that will be living there is me.... I see what your saying about noise for sure but it won't be a problem.. I can't be upstairs on the couch watching t.v. and downstairs running air tools at the same time LOL

      shorttrack sweet shop but in one pic it looks square but in interior pic looks like back wall tapers ..what is the demision of the thing?..looks awesome with the wood siding too !!

      the shop shaped like home plate so it can back into the corner of the lot at a 45 deg angle so I could get the biggest shop on the lot!lol......its 50' down the centre for my boat.......the back 2 walls are block because they serve as a retaining wall also since the shop is cut into a hillside.....removed 32 truckloads of dirt.

      the siding is a trick part......it is simply exterior grade plywood (the kind that people usaually put siding over) with fake 1x2 vertical battens nailed on (its has corresponding 1x2s on the inside of the wall to give something to nail to......1x2s = cheap......we thought about using self tappers just into the plywood).....anyway its covered with 2 coats of cedar sealer/stain from Home Depot (it has has a glue like quality as it dries).....IMO looks better and you skip the siding step....doug

      part time i do, when the wife pisses me off,lmao
      no the shop ceiling is insulated and has a vapor barrier, plus all painting is done in the downdraft booth which has a stack that is just higher then the roof and it moves the air very fast.

      I am doing my second 60x100 steel building right now. Runs about $19 per sq. foot. for concrete, and all steel, parts and labor. Another 80K to divide it into four sections, plumb, electic, and paving.
