View Full Version : Anyone ever sell their own house?

I'm thinking of selling my house and wondered if anyone could provide any idea of what is involved in selling it yourself. I ask because I may have a buyer lined up and I can't see paying exorbitant realtor fees for no reason. Thanks!

The legal stuff is minimal, 500.00 range for an attorney familiar with it.
I would use the For Sale By Owner, program, that has extra tools and techniques, it would probably cover it's cost with the added protection it provides.

Sold my last home with a $15 sign and the one previous with a sign in the window. If your in no rush its the way to go, just make sure you know the market value so you don't screw yourself. You can get a general real estate contract from your lawyer and use that.

I sold my last house by myself. There was some paperwork hassles, but nothing that wasn't solved over the phone. The biggest headache was being available for people that wanted to view the house, and even that wasn't a big deal. I saved roughly $8000 selling it myself. Completely worth any hassle.

Edit: I sold it for asking price as well.

In the current market if you have your own buyer consider yourself very very lucky. Keep in mind just because they want to buy it does not mean they can. Before you get involved contractually get a full loan approval or proof of funds. Closing the deal is the hardest part. Good luck.

Selling your own house will cost you time. If you have the time and willing to learn the steps, I say go for it.

If you already have a buyer, another option would be to bring in a real estate agent to represent both parties and you would pay a lower commission. If the agent does not have to advertise, show the property or have open houses, their overhead goes down and the savings should be passed on to you. Plus in this market, real estate agents are having to work for their money. An agent would be foolish to turn away any deal in todays market.

I have an agent in Hampton/Norfolk that I trust. She manages an apartment complex I own out there. She is too far from Richmond, but maybe she could refer someone if you decide to go that route. PM me if you want her contact info.

I sold my house by owner and bought the current house from the owner. Not agent involved in either transaction. It was a painless experience for me. This was done in the past 5 months so if I can help let me know.
