Wayne Due closing shop? :crying: Just found this out on Lateral-g.net. I want to let everyone know that Wayne has been one of the most instrumental person involve with the first gen. subframe on the market today> Good luck Wayne.

I just posted this on the later-g website.
Its not a health issue. So thank God for that.
He has just run into unforeseen circumstances that are requiring him to stop production a bit.
He did say that the jigs might be for sale on the website, but he was testing the waters incase it does require him to shut down, but because of all the calls and e-mails in interest for them they aren't for sale right now

Please disregard the above post that I did. I just got done reading an e-mail that Wayne sent me and apparently the problem is the G*d D@#n City hassling him over zoning laws so they shut him down. canyou believe that?!!? The guy is out there making an honest buck by doing high quality work and the city can't figure out how to make it work and still keep him in business. Frickin' City!:crying:

When this type of thing happens it is usually a neighbor that complains to the city over and over and the city has to follow it up. Maybe he could try and get a variance from the zoning board, (depending on exactly what the zoning violation is) worst case is he ends up in the same situation he is now. Worth a try IMO.

Zoning issue usually means doing wrong type business for the current zoning designation of a particular property.
I am certainly guessing here, but maybe Wayne is in a commercial zone and since he is manufactoring needs to be in a M-1(industrial) zone.
It really depends on the city and their rules.
Hopefully this can be resolved or Wayne can relocate.
Come to Pigeon Forge Wayne, I promise I can get you in the right zone.

As is often the case in the Bay Area this could be another case of imminant domain run amok. I mean, he's been in business in that spot for years (is he in the facility that was Rasmussens?) w/o a problem. I wouldn't doubt for a second that some #$%^#@$ developer has his eye on the property and has a golf buddy in the city.

I highly recomend Prescott Valley, AZ. Weather is awsome and labor is reasonable..... and um.... I live there.

Remember your asking a guy that is use to 50-60 degree weather to go to high heat (Vegas) muggy weather (TN) Hurricanes and spring breakers (FL) high heat and sand (AZ).
Bay Area is where its at...but then property is high $$$ here. Im sure he will work it out with the city.
Why does that scene with Gilbert Godfrey in Beverly Hills cop come to mind. "Say I had something is this hand that would make you forget what was in that hand" You would say what ticket ......ahh never mind.

Mr. Quick I gotta say that Nor Cal is a beautiful place but how can you argue with the birthplace of hotrodding? SUNNY SOCAL BABY!!!!!!
I figure Wayne sets up somewhere near Pomona(Hmmmm. maybe even near the :3gears:raceway?) and builds his business until he gets enough clientele to move to Huntington Beach and kick it with Foose, Lanzini and the rest of those guys!

Yup, sure sounds like local politics bs to me. Zoning, Pft what a freakin joke. When my buddies and I had a sort of speed/hobby shop some of the neighbors would always complain about the noise or smells and what not. Meanwhile it was in a dual purpose zone and they most likely paid less for thier homes since the garage was there, not to mention all the favors we did for them over the years....

Cali? Are you serious? I'd like to see his frames stay under the $10k mark thank you. Prescott Valley is in the high desert/mountains – no sand here. Just awesome weather throughout the year. To top it off, low land prices.:look:

Glad my dad got his Nova frame from him just a few months ago.
Where he lives is full of political BS. Bunch of wanna be cali guys. I grew up there. (not to pick on cali).
I would think Cali would be worse, let alone the jump in cost of living. I also suspect his business might not be finiacially feasible or desirable to justify moving it around the country.
As a small manufacture myself in similar products I can assure that in the quantities he is doing the profits are not that great.

Well if it were me and a neighbor did complain I would sell the property to a pig farmer since its ag zoned and let them smell pig ***** all day!

How long has he been in the same location? He would have to be grandfathered in by now. Maybe not in the new building but certainly in the first one. New building can be barn/storage.
At least that is how it is here, Ca. who knows. He may have lost his grandfather clause when he built the new building. A-1 here allows "Home based businesses such as repair shops out in the county.
Move here to Sevier County Wayne, I know someone on P and Z.(me)

I told him to keep a tractor in the corner of the shop in pieces and when they come back to tell him he does tractor repair for neighboring farmers.
His new shop is in a different location but same zone. You'd think that since he has been running the chassis shop in that location for so many years he could just continue. they want him to move it to an industrial zone area.

I'm assuming Wayne is actually in the county if he's on agricultural land. The county is a real PITA to deal with on commercial projects, it's pretty much impossible to talk to anyone on the phone, you have to go to their office and take a number. Doing projects in Seattle itself is easier.
He should probably start with the economic development department, I'm sure they wouldn't want to lose their share of his B&O tax.

I have found that if I hire the best Real Estate Attorney in the area who has a killer demeanor, and threaten to start fighting the action as long as they want to mess with it, they will back down. Politicians don't want to try to justify spending a lot of the public's money putting the small businessman out of business.
Just a thought.

......unless the city stands to gain craploads of tax revenue by tearing down lower valued homes and business's and replacing them with big $$$ high density housing and retail.
Thanks to Kelo v. New London the 5th ammendment was tossed in the garbage and developers can litteraly STEAL property from owners and businessmen so their pockets get fatter, tax coffers are filled (and don't think for a minute that officals in the city don't personally profit somehow). Meanwhile good people are displaced from their homes and livleyhoods.

JK of course. If he goes where the trend is, he'll wind up in one of the Racing industrial parks like DSE (Mooresville, NC). Cheap space, lots of local suppliers, side contracts with the NASCAR-esque crowd.

That may be true in your part of the country True, but not everywhere. I have seen Rezoning issues and residents fighting them, stop projects here. Most P&Z boards in this area are appointed positions, and non paid. Anyway, don't group all of us in the same stereotype pool. I have never made a dime on a decision, however, it has cost me a couple good customers when I voted against their projects. P&Z for the most part is a thankless job. Most serving as such never move any higher in the political arena.
You are correct about the big guns such as Wally World coming in and displacing people, but that is usually not a zoning deal, but rather a imminent domain issue. Only reason for that is the tax base the new company brings to the table. The problem is most communities do not give enough of a damn about their neighbors to fight it. Small towns though, like I live in, I assure you will fill the council chambers anytime there is a hint of this. Anyway, I did not mean to turn this political, I just had to defend myself.
I still say if Wayne has been in the same place that long, the local officials would have a hard time getting around the grandfather deal. Sounds like he just needs a bad ass attorney as before mentioned.

Just my .02 worth and as a small business owner the State of Washington is a total PITA to try to work with from local all the way up to the state level. If I wasnt in agriculture I would move my business out of state. Look at Boeing and then all the way down to RB's Classics.
