Thanks for the replys and keep them coming. Forsyth Co. and Cobb Co. was the main area of our concentration but was trying narrow it down. Either way I'm sure we won't agree on the same spot. (women) We are staying in Warner Robins with my brother-in-law for the week and taking road trips to check stuff out. Kind of sucks for the long hauls but the room and board is free.

My family and I are looking to relocate around the Atlanta area, anybody have any suggestions on cities/towns. I have a 4 year old daughter so the school systems are very important. We are going down to that area next week. Feb. 26th thru the 3rd of March any help much appreciated.
Do you know what area of town you will be working in? I live in Gwinnett county which has very good schools, but has been one of the fastest growing countie in the U.S. for about 10 years or so. That means you have most anything you can think of close by, but there is traffic to deal with. Gwinnett county is N.E. of Atlanta. Good Police, good Fire, good shopping and restaraunts, bad traffic!
and depending on the area bad crime as well. thats mainly south gwinnett though
you definetly should base this decision on where you will be working. Atlanta traffic is horrible so you don't want to have a really long commute if possible. as for the schools you really can't beat private schools. the public schools can be so hit or miss. sure the elementary school may be good but that doesnt mean the middle or high school will be. private school solves that issue completely.

We relocated here in ’95 from FL and landed in Forsyth County. We love it here. It’s the 3rd growing county in the nation (http://www.forsythco.com/newcomers.asp). It’s still somewhat rural, although subdivisions are popping faster then you can count them. Just a short drive from busy areas like Atl, Alpharetta, Gwinnett. I have 2 daughters,16 and 7 yr olds. Schools are great. My kids go to Central High (but a new HS up the road opens next year) and Sawnee Elementary. Most northern suburb schools are good (a good way above the state average which is lack luster).
Property taxes are quite low…I have a 2600sf house (including finished basement) on 1 acre lot with recent subdivision house sales 230k-255k and taxes were only $1400 (w/ homestead). But my last adjustment was like 5years ago, so someone buying new would probably be higher.

p.s. I telecommute so I avoid traffic... but my office is in Alpharetta (Windward Parkway), and the commute is a piece of cak when I do go in. The key is to avoid a 400 commute. I can take back roads to Windward or take Hwy 9.

Warner Robbins, my lord/ that is a haul every day. I grew up in Macon, so know that area good. It really boils down to how far you are willing to commute. Forsyth Co. is great, just farther.

I'm just staying there this week. The move won't be until summerish. And yes it is a haul just to look around in case that is what you meant.
Forsyth is very nice and/but growing. It depends on the job. You don't want to commute from Forsyth to anywhere close to Atlanta. In my opinion you don't want to go downtown from anywhere!

The problem with 400 it stays busy in both directions..I lived off Spalding for 20 years..Traffic went crazy in that time..Love the area, but the traffic got to me..you've got to figure out where you are going to work..Then you figure out where you want to live..Got to stay north..east/west/south just don't have the appreciation..and if Delta goes..watch out..you can steal something on the south side,,Fayetteville, Peachtree City, Newnan aren't bad on the south side..I live in Hall County..off I-985 no traffic unless a bad wreck..I-85 isn't bad until you approach 316..
geeze Bob i didnt realize you were just up the road basically. will you be at any of the year one bashes?
anywho back to the subject at hand. woodstock isnt a bad place to live either. honestly not sure about the schools up there. its growing rather fast as well. which can be a good thing when you consider property values will be on the rise.
do you know where you will be working? this matters greatly. take for instance my sister who lives in Brookhaven. this is inside the perimeter(285) just north of ATL buckhead and Chamblee maybe listed on a map instead of Brookhaven. its a busy area that she lives in. however her office is a five minute drive. she sees traffic when she travels not commuting to work. so something like that may work for you as well.
also my friend who lives in woodstock commutes to roswell. Nalley lexus on mansell road if you want to get specific. his commute is 30 minutes one way in traffic. thats easy if youve ever seen the traffic he drives through. this is cherokee county that he lives in though.

my dad just moved from Alpharetta, 400 blows, and so does the traffic around there, but great place to live, but like everywhere else, specially orlando, roads built for 3000 people a day, now carrying, 25,000, just a little traffic

West Cobb is a good area - plenty of good schools. It really depends on where you are working. The interstates can get messed up in the morning. Housing though is getting expensive. Good luck. If you need info about this area just ask.

Thanks, I appreciate all the info. I wouldn't even mind Gainesville or Athens but I think the wife wants to be closer to Atlanta. Have to work on that one. Anyone know about those two cities?
yeah ask me anything about Athens, thats actually where i live. Bob is close to if not officially in Gainesville.
schools here in athens suck from what im told. so what everyone does is live in Oconee county and that way they go to oconee county schools. however athens has a number of good private schools. Clarke county which is the county that athens resides in is very small. so its easy to still "live" in athens but actually be in one of the small towns surrounding it. yes its full of college kids but not everywhere is and you dont have to get caught up in game day traffic. you just have to plan it out right. there are plenty of places that the college kids dont live or go. aside from that i love it here and i really dig gainesville so long as your in the small less crowded areas.

I actually live more in Oakwood or Flowery Branch but I have a Gainesville mailing address. I-85 is a piece of cake until you get to where 316 merges in. If you're working north of there then you can live anywhere up here..I can be at I-85 and 316 at 8:00 in the morning and never get under 70mph from my house. but then it stops. Buford is a nice area..Hamilton Mill area off I-85 is real nice. jon who works with me here has a real nice house for sale in Cumming..but it's 600K..Like anywhere, you have to check the particular school you kids are going to be going to.
There's nice areas all over the place up here. Nice areas generally have nice schools. Hall County is well off financially. Avoid Fulton and DeKalb Countys. too large of non tax paying intown types if you know what I mean..Imperative to know where you're going to be working..then ask us..we can give you better advise

No job yet. Just trying to get an idea of the neighborhoods and the surrounding areas.

Todd, I've lived all over the Atlanta area, and I moved to Athens about 3 years ago. Athens is the best kept seceret in Georgia. If you can get past the liberal government(in Athens proper), you'll love the place. I actually live in oconee County, which borders Athens. Oconee has the best public schools in Georgia(based on SAT scores), no crime to speak of, a rural feel, and you're 10 minutes from downtown Athens. My daily commute is 7 minutes to work, with no traffic problems any time of the day.
I'm not pimpin' my own shiat, but here is some of my stuff:

flowery branch is a great area. ive got a friend and customer who lives there. he can listen to the cars running at Road ATL for the races especially the Petit Lemans
im actually in winterville just inside the clarke county line. less than five minutes and i can be in madison county or oglethorpe county. more specifically im over on one of the beaverdam roads. im actually college aged and live with roommates but we stay quiet and dont cause problems. we just needed a garage for the motorcycles we all happen to own.
yeah athens clark county(its unified now, no county and city government. just one.) is fairly liberal but there are is a lot of freedom still. well unless you smoke or happen to believe your yard trash should be picked up more than once every couple of months. sorry thats a rant for another day.
as for jobs. what do you do todd or what are interested in doing? there are many factories here in the athens area actually if you happen to be blue collar. if your white collar there are good places to work in this area as well. plus cities like gainesville arent too far to drive and gainesville is a lot bigger and growing faster than athens. crimes virtually non existant in the athens area. im from savannah originally and have to laugh at all the atlanta suburbanite kids that are so affraid of the projects right next to the university. date rape is probrably the most common crime unfortunately.

one of the guys had posted jobs on here at Wrigleys on 985 in Flowery Branch..Kubota is also here.... Duluth is a great place to live too..

I'm sure I'll be like a chicken with his head cut off when we're driving around down there but I don't mind. As far as my past employment, mostly blue collar factory work, but I did a little retail managing for several years. I left the retail store before it folded but I stuck around the factory where I was last employed until the "boat sank". Taking a little unemployment to finish of my Associates degree and then back to the grind stone. Thanks again to everyone, the people on this sight are the best.
There are factory type jobs around here.....and you can't swing a dead cat without hitting a retail store of some kind!

There aren't any factories left in Atlanta proper..except Ford on the southside and Buick Olds Pontiac plant in Doraville.. and believe me they aren't hiring...so for sure find where you're going to work before you find a place to live..Look at my thread cuda at sema..Brent who just offered to bring me the latest PHR works at Wrigleys i think..they were hiring..Home Depot, Lowes, Sams, etc. are always looking for good help.

FYI-Ford is closing their plant. Looks like in October at this point.

amazing..that was once Ford's best plant when Mr George ran it. I was amazed to see that a black woman was running it a couple years ago.

I always said the Atlantic Steel plant at the 85/75 interchange was the best piece of real estate in this town..If I had purchased it, the EPA would never have OK'd the property for development. That was a helluva deal when it was bought. Lot of developing going on in there.

We are thinking another Atlantic Station. You are at 85 & 285, and 400 and 75 are right next door. There is Marta there, it's a no brainer. There are some major players lining up, but we are hoping we can be the snowball that doesn't melt in hell.

i need to go see atlantic station when i hit up the aquarium. they made such a big deal about it i figure its at least worth seeing how they made it.
besides we have three apartment complexes here in athens now and they are all on the same side of town and they are all the same design. literally the same design. hell two of them are almost across the street from one another and they call them different names instead of maybe a phase 1 and 2. so heres hoping ill get to see somethign new that also looks different.

We shot the Cuda at an old Steel Mill that was shut down in Gadsden..Unbelievable amount of space and buildings there..He got everything on one side of the rail spur that came into the site. On the other was big piles of slag..The place has been shut down for 7 or 8 years but the water around there is still so polluted you wouldn't believe it. Green and slimey..big time nasty..I'm no tree hugger but this is scary to see how big companies can violate the environment. No telling what it will cost the Govt. to clean up that mess..The steel mill is bankrupt so it will fall on the govt. to clean up the mess.
